Documents Required for a Loan Application

Most delays in a loan application come from documentation rather than from the credit decision itself. A missing statement page, a mismatched address or an unsigned form can hold a file for days.

The lists below cover what lenders commonly ask for by applicant type. Requirements vary by lender and by product, so treat this as a preparation guide rather than a fixed checklist.

  • KYC always applies

    Identity and address proof are required in every case.

    Salary slips, ITR or financials depending on the profile.

    Statements of the salary or primary operating account.

  • Property adds a layer

    Secured loans require complete title documentation.

Common to all applicants

  • PAN card
  • Aadhaar or other accepted identity proof
  • Current address proof
  • Recent passport-size photographs
  • Completed and signed application form

Salaried applicants

  • Salary slips for the recent months
  • Form 16 or the latest ITR
  • Bank statements of the salary account
  • Employment proof such as an offer or appointment letter, where asked

Self-employed applicants and business owners

  • Business registration proof — GST, Udyam, shop act or equivalent
  • ITR with computation for recent years
  • Audited or CA-certified financials, where applicable
  • Bank statements of the primary current account
  • GST returns for recent periods, if registered
  • Partnership deed, MOA and AOA for firms and companies

Professionals

  • Degree certificate and professional registration
  • Proof of practice and its vintage
  • ITR and practice financials
  • Bank statements of the practice account

Loan against property applicants

  • Sale deed and complete chain of title documents
  • Index II, property card or extract as applicable
  • Approved plan and occupancy or completion certificate
  • Society share certificate and NOC, where relevant
  • Latest property tax receipts
  • KYC and income documents of all co-owners

No single document list applies universally. Lenders add or waive requirements based on the product, the amount and the applicant's profile. We confirm the exact list for your case before the file is submitted.

Commonly 6 to 12 months for the primary account, though the period depends on the lender and product.

Many lenders accept digital submission for the initial assessment, with originals or signed copies required at the documentation stage.
